What Is an iBuyer?

“iBuyer” is short for instant buyer. These are larger companies that use data about recent sales to generate an offer, often within a day or two of you typing your address into their website. If you accept, they send an inspector, and the offer can be adjusted based on the repairs they find. They usually charge a service fee on top of that.

iBuyers tend to focus on newer homes in good condition, in neighborhoods where lots of similar houses sell. Their model depends on houses that are easy to price and easy to resell. A 1960s house with an old roof, an open permit, or a tenant who won’t leave often doesn’t fit their criteria.

What Is a Local Cash Home Buyer?

A local cash buyer is an investor who lives and works in the area. They walk through the house in person, look at its actual condition, and make an offer based on what it really needs. There’s usually no service fee.

To be fair, an iBuyer can work for some people. If your house is newer, in great shape, in a neighborhood full of similar homes, and you mainly want convenience, it might be a fit. Get the offer, read the fee schedule, and see what’s left after the inspection adjustments.

The catch is that the first number you see isn’t always the number you get. Once the inspection comes back, repair costs can be deducted and the service fee comes off too. Compare the net number, not the headline offer. And keep in mind that some iBuyers only operate in certain zip codes and price ranges, so a lot of South Florida homes won’t qualify for an offer at all.

If you get offers from both kinds of buyers, put them side by side. Ask each one what you’ll actually walk away with at closing after fees, repairs, and deductions. Ask who pays closing costs, how long the offer is good for, and whether the price can change after the inspection.
