What Happens to Your Mortgage When You Sell Your House Before It’s Paid Off?

A lot of homeowners who search “sell my house fast Miami” have the same worry: “I still owe on my mortgage. Can I even sell?” Yes, you can. Most homes in Florida are sold before the mortgage is paid off. The loan gets paid from the sale proceeds at closing, and you keep what’s left.

Here’s what that looks like in practice, and what happens when there isn’t enough to cover the loan.

The Short Version: Your Mortgage Gets Paid Off at Closing

When you sell, the title company asks your lender for a payoff statement. That’s the exact amount needed to close out the loan on a specific date. It includes the principal, the interest that’s built up since your last payment, and any fees. Lenders generally have to provide it within about a week of a written request.

At closing, the title company sends that amount straight to your lender from the sale proceeds. The lien comes off the property, the buyer gets clear title, and you get whatever’s left.

Here’s a simple example. Say you sell for $350,000 and your payoff is $210,000. The title company wires $210,000 to your lender, clears any other liens, and the rest, roughly $140,000 before other costs, goes to you. When you sell to Antlop, no commissions come out of that.

What If You’re Behind on Payments?

That’s a short sale. The lender agrees to accept less than the full balance so the house can be sold. They don’t do it to be nice. They do it because a short sale usually costs them less than a foreclosure.

Other Liens That Get Paid at Closing

Your mortgage isn’t always the only thing attached to the house. A home equity line of credit, a second mortgage, unpaid property taxes, HOA dues, city code liens, and court judgments can all show up in the title search. Don’t Forget Your Escrow Account

If your lender collects property taxes and insurance through escrow, there’s usually money sitting in that account. After the loan is paid off, the lender closes the escrow account and refunds the leftover balance to you, generally within about 30 days. People forget about this. It’s your money, so watch for it. And keep your homeowners insurance active until the day you close.
