3. “How will this affect my credit, specifically?”

A short sale typically dings your credit less than a foreclosure, but it’s not nothing. Ask for a realistic range, and ask how long before you’d likely qualify for another mortgage. Anyone who tells you “it won’t affect your credit at all” is either uninformed or not being straight with you.

A good specialist gives you a realistic range and tells you what causes delays — missing documents, an unresponsive negotiator, a second lien holder who also needs to sign off. If they promise a fast, guaranteed timeline, be skeptical. Nobody controls the bank’s internal review speed.

6. “Do I have other options besides a short sale?”

This is the question that separates someone selling you a service from someone actually looking out for you. Depending on your situation, a straight cash sale might close faster and with less paperwork than a short sale, especially if you have some equity left or the lender’s short sale process is backed up.
