She acted too late… and got Foreclosed!

I love helping homeowners out of foreclosure. Unfortunately I meet some homeowners too late. Take the example of a teacher whose name I will protect. Lets call her Susan.

I reached out to Susan on several occasions. I sent letters, called, and even dropped off a package at her house.

I understand how scary it is to think you’ll lose your house. I myself struggled and had to sell my house. I understand how scary it feels.

I was in the neighborhood and decided to pas by again. This time I saw Susan outside of her house sitting on the front porch.

I got off my car and approached her. I let her know the reason for my visit was to let her know I help people out of foreclosure. She started telling me about her story and how the house ended up in foreclosure.

Susan’s case was like many others I had dealt with. The house was a house that was left behind by her deceased mom. The houses needed to go through a process called probate. There were many heirs and lots of work to be done before they could sell the house.

Susan had several grandchildren living with her and she had not found a place to move.

Moreover, the house was being taken by the bank. I found out on her porch she only had a few days to stop the auction sale.

Once Susan understood what she needed to do, she sprang into action. Most of my clients jump into action once they know what they need to do. Many homeowners go through a foreclosure because they don’t have someone to guide them through the foreclosure process. Many people trust their attorneys but that’s not always a good idea. We will leave that story for another post.

I helped Susan understand what was going on with her case. Even though she only had a few days, she went to court and tried to stop the sale. Yes, you can stop the foreclosure auction sales in Miami and Broward counties by yourself.

Broward County Court Docket showing a house going into foreclosure in Fort Lauderdale.

The problem is that Susan did not follow up with the courts and she did not get a hearing from the judge. That means she couldn’t see the judge and ask him to stop the sale.

Susan took too long to take action.

The moral of the story is call someone that knows what they’re doing. Sit down with them and have them explain all your options.
