You’ve seen the signs stapled to light poles and the ads online: “We buy houses Miami, cash, any condition.” So are “we buy houses” companies a scam? Some are. Most aren’t. The trouble is that from the outside, a real buyer and a fake one can look almost identical.
We’re one of these companies, so you might expect us to say they’re all great. They’re not. Some have even put Antonio’s name and photo on fake websites. Here’s how the business really works and how to check any company, including us.
How Legitimate “We Buy Houses” Companies Make Money
A real company buys your house, fixes it up, and then sells it or rents it out. The profit is the gap between what they pay plus what they spend on repairs and holding costs, and what the house is worth once it’s fixed. That’s why the offer is lower than full retail. It isn’t a trick. It’s how the business works.
In return, you skip repairs, showings, commissions, and months of waiting. For a house that needs a new roof, has code violations, or is headed toward foreclosure, that trade often makes sense.
Where the Scams Come In
The problems usually come from companies that aren’t actually buying anything:
- Lead sellers. The website looks like a local buyer, but it just collects your name, address, and situation and sells them to whoever pays. Then strangers start calling or showing up.
- Undisclosed contract flippers. Some wholesalers put your house under contract and try to sell that contract to someone else. If they can’t, the deal falls apart and you’ve lost weeks.
- Bait-and-switch offers. A high number on the phone, then a big cut after the walkthrough, once you’re already emotionally committed.
- Upfront fee schemes. Anyone asking for an “application fee” or a deposit to make you an offer. A buyer pays you, not the other way around.
- Identity borrowers. Sites using a real company’s name, photos, or testimonials to look credible.
That last one has happened to us. Other websites have posted phony testimonials using Antonio’s name. They aren’t investors. They’re web designers selling leads, and they send people you don’t know to your door.

Real Buyer vs. Fake Buyer
| What to Check | Legitimate Buyer | Red Flag |
|---|---|---|
| Office | A physical address you can visit | A P.O. box or no address at all |
| People | A named person you can talk to | Only a call center or a first name |
| Funds | Proof of funds on request | Stalls or changes the subject |
| Fees | None to get an offer | Application or “processing” fee |
| Closing | A licensed title company | Pushes you to sign fast without one |
| Timeline | You decide on your schedule | “This offer expires tonight” |
| Contract | Clear terms, explains any assignment clause | Buried clauses that let them hand off your contract |
How to Vet a “We Buy Houses” Company in 15 Minutes
- Look up the company’s registration with the Florida Division of Corporations and check that it’s active.
- Search the company name with the word “reviews” and look for reviews somewhere other than their own website.
- Ask for proof of funds, like a recent bank letter.
- Look up the office address, or drive by it. A real business has a real front door.
- Ask which title company they use, then call the title company yourself.
- Ask whether there are any fees and whether they’ll assign your contract to anyone else. Get both answers in writing.
If a company pushes back on any of these, walk away. A real buyer expects the questions and answers them without getting defensive. We put together a more detailed vetting checklist and a rundown of common scam patterns in South Florida.
